Property technology covers two barely-related markets: fast tools for agents who live on a phone, and portfolio systems for owners and managers who live in reports.
A demo built for one is close to useless for the other, and the most common PropTech demo mistake is not choosing.
Agents work from a phone, between viewings, with poor signal. The demo has to prove speed on that device: how fast a lead gets logged, how few taps a viewing takes to schedule, whether it works one-handed.
A desktop demo shown to an agent is answering a question they do not have. If the mobile experience is weak, they will find out in week one anyway.
Portfolio-level people want arrears, occupancy, maintenance liabilities and compliance dates across many units. The demo is a reporting demo, and the credibility test is scale: twelve units looks like a spreadsheet replacement, four hundred looks like a system.
Synthetic portfolios should have realistic mess -- a unit with an overdue certificate, a tenant in arrears, a maintenance job that has been open too long. Those are precisely the things the software is meant to surface.
Property is heavily localised -- tenancy law, deposit schemes, certificate types and disclosure requirements differ by country and often by state or region.
A demo showing the wrong regime for the viewer's market reads as a product built for somewhere else. If you serve multiple markets, a separate short demo per market pays for itself quickly.
