An interactive demo is best as a link. But plenty of real situations cannot take one — a procurement process that forbids external URLs, a conference laptop with no internet, a slide deck that has to work offline.
Exporting to video or PDF covers those, at a cost worth understanding.
The two things that make a demo a demo: the viewer cannot skip to what they care about, and you stop learning where they lost interest. An exported file reports nothing back.

Put the key screens in the document itself so it stands alone, include the demo link for anyone reading on screen, and attach the PDF export for anyone who cannot open it.
